Facilities & Maintenance Specialist

General Statement (Summary of duties & responsibilities):

Performs skilled maintenance, repair, adjustment, and minor construction work in the trades to ensure that facilities are properly maintained and meet standards. Assists the Facilities Manager in management in planning work and in project management. Duties may fall into a variety of trades, including carpentry, painting, plumbing, electrical, mechanical, energy management, fire and life safety and keys/security systems.

Education & Work Experience Qualifications: 

1. Associate degree in facilities maintenance trades required or equivalent experience.

2. Five years of facilities maintenance, construction, or repair experience in a commercial, industrial, or healthcare setting. Experience in a healthcare environment a plus.

3. HVAC certification preferred.

4. Knowledge of power and hand tools used in facilities maintenance, recordkeeping techniques and regulations

. 5. Knowledge of OSHA workplace health and safety standards and procedures.

6. Excellent customer service skills are essential

. 7. Excellent communication skills required. Must have the ability to communicate effectively with all levels of personnel and to represent the organization publicly.

8. Ability to work both independently and as part of a team required.

9. Ability to cope with high levels of stress and able to handle a heavy workload.

10. Ability to meet assigned deadlines.

11. Ability to travel in light and commercial aircraft or drive his/her personal auto to meet all job duties and responsibilities. Current Driver’s license required

Essential Job Functions:

1. Performs preventative maintenance on building systems, plumbing, electrical, mechanical and control systems and related components; tests system competency and component devices and evaluates performance. Assists Facilities management in planning and scheduling preventative maintenance work and recommends approaches to preventative maintenance programs.

2. Repairs and maintains a variety of facilities systems, components and structures; repairs building plumbing, low-voltage, and line voltage electric systems, door hardware, fire and life safety protection equipment/systems, sprinkler systems, sensors and related hardware and software; constructs and maintains indoor/outdoor facilities, fans, lights and related; conducts structural inspections for safety. Coordinates all maintenance issues and schedules.

3. Manages all building systems including mechanical, electrical, plumbing, HVAC, safety, and waste management.

4. Supervises the work of all third-party custodians, maintenance technicians, waste disposal, landscaping, etc.

5. Designs and oversees the schedule for cleaning and disinfecting the building.

6. Ensures facilities maintenance work follows safety standards and regulations, conforms to specifications, and are completed within the budgeted guidelines.

7. Reviews utilities consumption and strive to minimize costs.

8. Performs other duties as assigned.
